Our Services

Rent Collection

We handle all aspects of rent collection on your behalf, ensuring timely payments and efficient processing. Tenants have access to a range of payment options, including:


  • Online payments via our tenant portal
  • Cash payments at participating retailers (Walmart, Casey’s, Walgreens)
  • ACH transfers, money orders, checks, and credit/debit card payments


owner deposit methods

Rental proceeds are directly deposited into the bank account of your choice on the 15th of the month and 30th of the month


eviction management

In the event of a necessary eviction, we manage the entire process from start to finish. While all eviction-related fees are the owner's responsibility, they will be pursued for reimbursement from the tenant whenever possible.

leasing services

We oversee the full leasing process, including:

  • Advertising
  • Tenant screening & application
  • Lease agreement preparation
  • Move-in inspections
    A one-time leasing fee of $100 is applied for these services.


advertising & marketing

Vacancies are marketed across multiple platforms to ensure maximum exposure. Listings are featured on our website www.mwpropertymanagementco.com as well as syndicated to partner platforms like Zillow, Realtor.com, Trulia, Facebook, and many others.

maintenance & Repairs

By utilizing a maintenance portal for all work orders, we promptly address all maintenance and repair needs. Should you choose to use our in-house service, MW Property Improvements, the rate is $45 per hour.
Services include:

  • 24/7 emergency response
  • Approval coordination (if requested)
  • Dispatching and supervising repair work


Vendor Coordination

For tasks requiring third-party vendors, we manage coordination and oversight. A 5% administrative markup is applied to cover vendor management and related services.

Fee Structure


Property Management Fee


  • 10% of all rents collected, covering full-service management, general accounting, and administration
  • $100 leasing fee
  • $50 lease renewal fee
  • 5% administrative fee for maintenance coordination
  • $3/unit software reimbursement
  • $100 after-hour/weekend/emergency fee added to the bill on top of the hourly fee
  • $25 eviction coordination

    Monday, Wednesday, and Friday from 1-5 PM.

  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal. 

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • How do I apply for rentals?

    To apply for a rental,  go to the availability page, select the unit or house you want, and click "Apply Now." Follow the on-screen instructions to complete your application.
